Today we’re exposing to you for the first time, the hidden real estate market, and
you’re probably thinking what is the hidden market?
It’s really three things: It’s homes that are for sale that have not hit the MLS. There
are homes that may never hit the multiple listing service or their homes that
somehow disappeared, but they’re still for sale, or just mysteriously disappeared and
this is a huge problem in the real estate market. It’s that these homes are likely still
available for sale, but you don’t know about it and it’s because- It is the hidden real
estate market, so let’s talk very briefly about how we can find these problems that are
hidden from the general public.
Well first of all, it’s the connection to the market. It’s our relationships, and those are
relationships that, as professionals who do this every day that we have. So in
other words, as we’re out networking and building these relationships with other
agents we share with one another, the homes that are not yet on the market so that our buyers like you can have a direct buyer connection to those homes through us
that nobody else ever has the opportunity to seek, and that is a huge advantage.
I mean, all of a sudden your world opens up to a whole new space of possibilities to find homes that you’re not competing with other buyers to purchase- That’s an enormous opportunity. It’s huge because you really are not competing in today’s marketplace. That’s right! We just address homes that are not yet on the market or may
never come on the market. That’s like one section of this hidden real estate
marketplace.
Now the second one is one that I think a escapes most people’s minds and you know
we were talking about this earlier, and that you may be searching on all of these
different internet websites for real estate and you’re like, oh! you know that house
that we saw on Main Street? Gosh! It’s no longer showing up for sale, so it must
have sold. Is that always the Case? No! In fact a good percentage of the time, it’s
not the case at all. Those house basically just chase the market down. They were
overpriced from the listing perspective and the market just didn’t salute. And as that
house went lower and lower and lower on price adjustments, eventually the sellers
got fed up and they just took the house off the market. So the seller removed the
home from the market. But here’s the thing, the seller still wants to sell that house.
They just chase the market down. So far they hit a threshold and they threw their
hands up in the air and said, oh! I’m out! But that doesn’t mean the home isn’t for sale, so what’s really critical here is to understand where those homes are, how to reach the homeowner, and how to open up the conversation in that hidden real estate
marketplace so that you might potentially find the House of your dreams that’s not
even on the market, and it’s true, and that also ties back into that thing that we
originally talked about with our relationship with Realtors. Like have some of your
buyers found a home yet, because our home is still for sale, even though it’s off the
market.
